Pennyblossom Properties, LLC is happy to allow up to two dogs to live at our rental
properties that have fenced backyards. Dogs considered can be no larger than 30 pounds at their
full-grown weight, should be well mannered and not likely to cause property damage or
noise complaints from neighbors. At the time of this writing, none of our rental houses
has a 'doggy door', so tenants with a dog should be sure that they are able to let the animal
out frequently enough to avoid issues indoors. Any damages that are caused by a dog should
be quickly remediated and evidence of remediation should be apparent when the property manager
does the quarterly property inspection.
Pet Policy Rules:
In Lieu of Additional Rent:
- a non-refundable FEE of $500 AND an additional security deposit amount of $2300*
is required for the dog at the time of the signing of the lease.
Cats are not permitted. No exotic pets are permitted.
In the event that, while living in one of our properties, you would like to acquire a permitted animal:
- A 'Change in Terms of Lease' form MUST be filled out and additional fees and deposits must be submitted in guaranteed funds, BEFORE you acquire an animal.
- Keep in mind we have a weight limit of 30 pounds as a full-grown weight.
- We do not want to be in a position of forcing you to return an animal that is not
allowed in our units, or having to ask you and your pet to move out because you are in
violation of your lease agreement.
- Call the property manager, have the conversation, avoid broken hearts!
A photo of any animal that is approved to live in one of our rentals must be given to the
Property Manager at the time of the animal's approval, and will be kept in your file.
*The additional Security Deposit amount, $2300, it is not specific to pet
damages and WILL be refundable, if, when you move out, the property is left in good
condition, per the Move in/Move out Condition Report YOU and the Property Manager will
complete on your move-in date.
