Your Application will be denied if you do not meet the below standards for qualification.
Applicant(s) must be at least 18 years of age and have current photo identification,
(e.g. State Issued Identification Card, Military ID or US Government issued picture ID), and a
valid social security number. (If an applicant does not have a SSN: non-U.S. Citizens will need to perform a NOVA
International Credit Screening and OTFC/Criminal Check and meet all other qualifications required.
This additional screening is initiated and paid by the applicant.)
Applicant's monthly household income must exceed three times the rent.
All income must be from verifiable sources.
Applicant(s) must provide verifiable proof of stable and lawful income.
Unverifiable income will not be considered.
Failure to provide required income verification documents will result in
cancellation of your application and your application fee will not be refunded.
Applicant(s) must receive positive references from all previous landlords for in the last 3 years.
Applicant(s) may not have any evictions, eviction filings, or unpaid judgments from previous landlords.
Applicant(s) must exhibit a responsible financial life. Credit score must be a minimum of 600.
A background and credit check will be conducted on all applicants over 18.
Applicant's background must exhibit a pattern of responsibility.
Applicant(s) will be declined for any of the following criminal histories:
Violent or sexual crimes, serious misdemeanors (past 7 yrs.), exact name match on OFAC
watch list, name and DOB match on the Registered Sex Offender Database, any drug charge
(past 7 yrs.), persons who have been charged, convicted or received deferred adjudication
for a felony or misdemeanor involving any of these crimes.
All applicants must be non-smokers.
Occupancy is limited to no more than 2 people per bedroom. Example: A four bedroom home has a maximum occupancy of 8 persons.
Your rental application may also be denied for failure to provide accurate or complete information on the application form.
Please do not submit an incomplete application. We cannot process them.
