Be prepared before you apply.

Read below for minimum qualifications and required documents.

Read this first:

    AGE AND OCCUPANCY REQUIREMENTS
  • Applicants must be of legal age, eighteen (18) years and older.
  • All individuals 18 years of age or older who will reside in the home are required to complete an application, AND screening process, which includes a background check and employment verification. Must have valid government-issued photo identification. Dependents 18 years of age or older must undergo a criminal background check and provide the necessary documentation and application/credit check fees.
    IDENTIFICATION DOCUMENTS THAT MAY BE REQUIRED
  • Your valid government-issued photo identification.
  • Your Social Security number or card.
  • Your most recent paystub.
  • W2
  • Tax returns
  • Bank Statements, etc.
  • All non-US citizens will need to perform a NOVA International Credit Screening and OTFC/ Criminal Check.
    INCOME REQUIREMENTS
  • A household gross income of at least three times the monthly rent.
  • Applicants must provide verifiable proof of stable and lawful income (no cash income will be considered).
  • A favorable credit history and credit ratings above 600.
  • No open bankruptcies in the past 7 years.
    REQUIRED SCREENING
  • All applicants must submit to a credit check and criminal background check, as well as rental history and employment verification.
  • Tenants must have good references from current and past landlords for the past 3 years.
  • No previous evictions or unpaid rent.
  • No felonies, serious misdemeanors, DOB matches on the Registered Sex Offender Database.
    Deposit and Move-in Charges
  • Application fees are $35, through Zillow, for each adult 18 years of age and older who will reside in the home.
  • The application fee is non-refundable regardless of outcome. (Zillow will allow you to use it to apply for other properties within a certain period of time after completing the application if you do not prevail in your bid to lease this property.)
  • A security deposit of at least one month's rent will be due within 24 hours of receiving application approval.
  • All deposits and first month's rent, as well as prorated rent if applicable, must be received at the lease signing, before move-in.
    Animals and Pets
  • Absolutely no cats allowed.
  • A small dog, (30 pounds or less) or two may be allowed, subject to a $500 fee and additional security deposit equal to one month's rent. No dog should be allowed to bark excessively.
    OTHER IMPORTANT INFORMATION
  • No smoking allowed in the home. Guests may not be allowed to smoke on the property.
  • All utilities and lawn care are tenant's responsibility.
  • Liability insurance required. Dog bite insurance is required if applicable. Renter's insurance is highly recommended.
  • No subletting, no Air B&B or other such arrangements.
