Use this checklist to make sure you have everything you need for a successful application.
Application Checklist:
Find a property you like in our Zillow listings.
Do you meet the qualifying standards? Can you accept the house rules and
is the property is a good fit for you and others who will be living with you? If so, please proceed!
- We encourage you to drive by the property in question, so you can get a feel for the
neighborhood and surrounds. We ask that you do not go on to the property or attempt to tour it until we can
arrange a visit with the property manager. Some of our properties might be occupied while we are searching for
new tenants.
We wish to extend to those people the privacy and courtesy we will want for you, should you become our tenant, and at the time
that you choose to move! Your cooperation is greatly appreciated.
Please contact our Property Manager to discuss
the property details and arrange a site visit. Visits by appointment only. Times are listed on our Zillow page.
- We will contact you by text prior to your showing, you must confirm promptly.
Appointments not confirmed 1 hour before they are scheduled, will be canceled and no one
will meet you.
The next step is for each prospective tenant aged 18 years or older, to complete
and submit a Zillow background/employment/credit check.
Zillow charges a $35 fee that is non-refundable but may be used for any
property you apply to, through them, for 30 days.
In today's competitive marketplace, it is common for us to receive more than one
application on any given home. In this instance, the following will apply:
- All applications received on the same date will be processed and approved in the order received..
- Applications received after hours and on holidays will be processed in the order
received beginning on the next business day.
- Pennyblossom Properties, LLC will continue to market the home and accept rental applications
until a Deposit to Hold, in the amount of one month's rent, is received from an approved tenant.
- Non-prevailing parties will be notified if the home is leased to another applicant.
- Non-prevailing parties may still be qualified for another home of similar price
range if one is available. No additional application fees will be required for any
additional application submitted within 30 days from the initial approval date.
Please contact our Property Manager if you would like to reapply for a different home.
Falsification of any information on the lease application or provided documentation,
will result in your application being declined.
Once accepted, you will have 24 hours to provide a 'deposit to hold', in guaranteed
funds, (e.g. cashier's check or money order or other accepted electronic method), in the amount of
1 month's rent, in order for us to hold the property off-market while we prepare for your move-in.
If we do not have these funds within the allotted 24 hours, we will relist the property, or offer it
to another qualified applicant.
- When your deposit to hold is received, we will set your move in date and give you a move in
packet, detailing the next steps in the move in process. You will be expected to move in within two
weeks.
- Prior to moving in, at the time of the lease signing, you will be required to provide the first
FULL month's rent, AND any prorated amount for the current month, as well as any additional
applicable fees, and or additional security deposit, in guaranteed funds, (cashier's check or money
order or accepted electronic method.)
- Example: If your move in date is January 15, at the signing of your lease, you will pay 16 days
of January rent, PLUS full rent for February, as well as any additional fees or security deposit
(typically associated with a dog.)
Your first rent payment then, will be March 1st. Your 'Deposit to Hold'
money becomes your
'Security Deposit' at the time of your Lease signing, and remains on hold in our bank until you
move out. When you move out, the disposition of your deposit is assessed based on the condition of the
property, per your lease agreement and the Move-In Checklist completed by you and the Property Manager
at the time of the lease signing.
- At your Lease Signing, you will also be given a Tenant Orientation for the specific property.
Lease Signing takes about an hour, and all applicants 18 and over must be present.
